Balcony with removal: options and stages of work

Disadvantages:

According to the Housing Code of the Russian Federation, the expansion of the balcony to 30 cm does not require special permission. If the increase exceeds these sizes, then by law it is considered a redevelopment requiring documentary evidence.

To obtain permission to increase the balcony area, you need to contact the specialists in the housing and architectural department of the administration of the city district where the apartment is located. There they will issue a list of documents that will then need to be submitted to the department along with a statement. Usually the list includes:

• written consent of neighbors whose balconies or loggias are close to the object of redevelopment;
• reconstruction project with the calculation of the increased load on the floors (it is better to do it in a specialized construction company);
• coordination of the project with Rospotrebnadzor, BTI, fire supervision and the organization serving the house.

Within 1 month from the date of application submission (together with all the attached documents), a final conclusion is issued on the compliance of the redevelopment with current standards.

There are several ways to expand the balcony using different profiles, which are quite possible for independent work. The most common are two types of removal - on the windowsill and on the floor. Application technologies allow you to get a cozy and extended balconies.

This method is the simplest and most economical. Otherwise, it is also called a “scarf”. With this method, glazing is performed outside the parapet. You can make a 30 cm extension on the front and sides. Glazing is installed on metal brackets that are attached to the balcony parapet. In another embodiment, the frame is mounted to the floor by welding.

The stages of the work on the removal of the windowsill:

• weld brackets to the parapet or attach with anchors (if the parapet is concrete) at a distance of about 50-60 cm from each other;
• install a frame of steel corners or strips on them and fix with welds;
• to cover the balcony from the outside (more often professional flooring or plastic is used);
• insulate the floor and walls with mineral wool or polystyrene;
• install balcony frames made of PVC or aluminum profile;
• to finish the balcony.

Expansion of concrete floors is a more material and laborious process, but it can significantly increase the area. With this type of removal and installation of metal-plastic double-glazed windows, it is quite possible to get another living room.

Consider the procedure for the removal of the slab.

• Removing the old parapet. It is made by cutting.
• The increase in the frame of the plate. On the sides of the base, channels are installed 20-30 cm deep into the walls and are interconnected by steel corners.
• Installation of flooring. On top of the new floor structure, metal sheet flooring is made with insulation, and plywood or floorboards are laid on top of it.
• Installation of a new parapet and its decoration. It is carried out by welding to the channels, frame and fastening the side elements to the wall. Finishing depends on the selected materials (brick, sheeting, and more).
• Installation of window frames. Usually floor removal involves warm glazing. Features of installing PVC profiles on an enlarged slab do not differ from installation on a standard balcony. The racks are welded and a profile is attached to them.

This stage includes finishing work both outside and inside the enlarged balcony.

• Vinyl siding. It is a relatively inexpensive practical and lightweight material. Withstands temperature fluctuations from - 65 ° C to + 60 ° C. Horizontal and vertical mounting methods are acceptable.

• Metal siding. It is made of galvanized steel with the addition of a layer of polymer coating. It is characterized by durability, non-combustible, easy to assemble, reliably protects from the vagaries of the weather.

• Decking. It is a universal material and is suitable for any work on the external decoration, as it is very durable. The dimensions of its parts are larger than those of siding, which makes installation easier, and the joints are almost invisible.

• Plastic lining for outdoor use. Budget option for outdoor decoration. It is made of hardened plastic and has a low price in comparison with corrugated board and siding, but at the same time it has a shorter service life.

Materials for finishing work inside the balcony or loggia can be very different - it all depends on the type of glazing and the degree of insulation.

• Plastic panels. Ease of installation, ease of fitting and trimming, light weight are the main advantages. Of the minuses - a tendency to fragility, dents and cracks easily appear. The panels are fastened with self-tapping screws on a frame of wooden battens.

• MDF panels. They will give a pleasant aesthetic appearance to the insulated balcony. Not suitable for decoration without insulation of the room, as they are sensitive to cold air.

• Cork panels. Unique environmentally friendly material, suitable for any type of balcony. It is a coating made of oak bark, subjected to grinding and pressing. Rotting and the appearance of mold are unusual; it does not deform and does not absorb odors; it is easy to clean and therefore has a higher cost.

• Lining from a tree. Noble natural material, long retains the smell of natural wood. Over time, it is desirable to varnish.

• Facing with decorative stone. It has reliability and durability, since the material is not afraid of temperature changes. It can last more than 15 years.

After completing all installation and insulation works, you can proceed to the floor finish. Initially, you need to align it, and then, based on the preferences of the hosts, you can cover using various materials, such as:

• laminate;
• linoleum;
• parquet board;
• carpet;
• floor tiles.

In order to determine the choice of material for the decoration of the ceiling, you need to take into account the main functionality of the balcony. If the room will be used as a living, then you should not save on materials and lighting. In addition, with this option of operating the balcony, it is desirable that the ceiling and floor are in harmony with each other.

Plastic panels are very often used - they perfectly hide all the flaws and wiring. If the loggia and balcony are well insulated, then gypsum board can be used to finish the ceiling.

A balcony with a take-out is a great idea to increase the space of an apartment, which has recently become increasingly popular. This can be seen in specific examples.

• On the street side, the offset balcony looks compact and neat. It may even seem that the area has not increased significantly.

• But from the inside, the increase in size is noticeably about a third. Under the wider windowsill, you can install additional cabinets for storing various accessories.
